Dubai’s real estate market recorded AED46.22 billion ($12.58 billion) in total transactions during August 2026, according to Dubai Land Department data.
The figure includes property sales, mortgages and gifts, highlighting continued activity across Dubai’s real estate sector. Overall, property sales accounted for the largest share, reaching AED27.89 billion ($7.59 billion) across 11,601 transactions.
The strong overall transaction value was supported by activity across multiple segments, with property sales making up the largest portion of the market in August.
Dubai Property Sales Reach AED 27.89 bn
Between August 1 and August 31, Dubai recorded 11,601 property sales transactions, comprising:
- 10,124 units
- 684 buildings
- 793 land plots
Moreover, the figures reflect continued demand across both residential and wider real estate segments. Investors and end-users continue to participate across different property types and price ranges.
Luxury Property Market Remains Active
Meanwhile, Dubai’s luxury property segment continued to record high-value transactions during August.
One of the month’s notable transactions was a AED79 million ($21.5 million) property on Palm Jumeirah. In addition, several other high-value transactions exceeding AED40 million were recorded across prime areas of Dubai.
The continued activity at the higher end of the market highlights ongoing demand for premium properties in established locations.
Mortgage Activity Reaches AED 14.36 bn
In addition to property sales, mortgage activity made a significant contribution to Dubai’s overall transaction value.
Dubai recorded 3,390 mortgage transactions worth AED14.36 billion ($3.91 billion) during August. These included 2,244 units, 476 buildings and 1,015 land plots.
As a result, sales and mortgage transactions together reached AED42.25 billion ($11.50 billion) during the month.
Property Gifts Add AED 3.97 bn
Meanwhile, property gifts contributed a further AED3.97 billion ($1.08 billion) through 620 transactions.
These included 442 units, 53 buildings and 125 land plots.
Taken together, sales, mortgages and gifts brought Dubai’s total real estate activity to 15,611 transactions worth AED46.22 billion in August.
